The emergence of a well-planned city has reshaped the lives of millions. Bashundhara Residential Area has marked a new milestone in Bangladesh’s urbanization, standing as a symbol of trust for both investors and residents. In Dhaka’s real estate landscape, it has evolved into a key investment hub. Many former landowners became millionaires after selling their property, while developers and entrepreneurs saw returns of up to 300 times by building apartments.

A visit to Bashundhara Residential Area reveals a striking contrast to much of Dhaka. Wide roads, tree-lined avenues, spacious sidewalks, and modern architecture define its landscape.
In its early days, many were skeptical about investing in land so far from the city center. However, Chairman Ahmed Akbar Sobhan had predicted that Dhaka would expand northward and that this area would eventually become a central part of the capital.
Today, that vision has been realized. Spanning nearly 20 square kilometers, Bashundhara has grown beyond a housing project into a symbol of modern urban development in Bangladesh.
According to a REHAB official, Bashundhara Residential Area is now the largest and most trusted brand in the country’s housing sector, offering a secure investment destination.
Viduyt Kumar Bhowmik, Deputy Managing Director and Head of Sales & Marketing at Bashundhara Group, said that the area embodies all the characteristics of a modern smart city. He noted that land prices have surged dramatically—from around Tk 125,000 per katha in 1987 to an average of Tk 1–2 crore today, with some plots reaching Tk 3–4 crore—reflecting nearly a 300-fold increase over three decades. Buyers now see land here not only as a place to live but also as a reliable long-term investment.
Smart Development and Ongoing Projects
Several developments within Bashundhara are being implemented by Volume Zero Limited. Its Principal Architect and Managing Director, Mohammad Foyez Ullah, described the area as a central force in Dhaka’s urban expansion, combining planned infrastructure with education, healthcare, recreation, and commercial opportunities.
He emphasized that Bashundhara has moved beyond conventional housing to become a full-fledged smart city, offering safe and profitable long-term investment opportunities. With eco-friendly designs and lifestyle projects comparable to elite neighborhoods like Gulshan and Dhanmondi, it has redefined modern housing in Bangladesh.

The development of Bashundhara has brought life-changing opportunities for many. Local resident Khoka Mia, once a farmer, is now a successful restaurant owner in the area. He recalled selling land in 1987 for Tk 125,000 and using the money to start a business. Today, he owns multiple houses and cars.
Stories like his are common. Studies suggest that around 70% of farmers who sold land in the area experienced significant improvements in their living standards—starting businesses, educating their children abroad, and building modern homes.
Rising Property Values
Property prices in Bashundhara have increased sharply over time. Plots once priced at Tk 20–30 lakh now sell for Tk 2–5 crore, while apartment prices have also surged.
Engineer Mohammad Zahirul Haque noted that investments in the area are considered highly secure, with many apartments sold even before official launches. Overseas buyers often book properties based solely on virtual tours.
Businessman Mohammad Saleh shared that flats he purchased in 2015 for Tk 90 lakh are now valued at around Tk 2.5 crore each—demonstrating how the area provides both financial returns and long-term security.

Residents benefit from having nearly all essential services within close reach.
Education and Healthcare:
The area hosts leading educational institutions, including North South University, Independent University Bangladesh, American International University-Bangladesh, International School Dhaka, Viqarunnisa Noon School & College, and others. This ensures quality education options for families.
Healthcare facilities include renowned hospitals like Evercare Hospital and United Hospital, along with upcoming projects such as Bashundhara Medical City and Bashundhara i-Hospital & Research Institute.

The area is now advancing toward becoming a fully integrated smart city. Plans include digital traffic systems, green energy, smart security, and environmentally sustainable initiatives, with full implementation expected by 2026.
Connectivity is also improving, with six metro stations under development—Bhatara, New Bazar, Nadda, Jowarsahara, Bashundhara, and Mastul—ensuring faster access across Dhaka.
Community initiatives are expanding as well, including parks, senior care services, and social programs led by the Bashundhara Welfare Society.
Expansion Ahead
Phase 4 development is underway, focusing on areas around the 300-feet corridor of Purba Chalukendra. Infrastructure such as drainage, security, and utilities is being developed simultaneously, with further expansion planned in the future.
With all smart city features expected to be operational by 2026, Bashundhara is set to strengthen its position—not just as a premier residential area, but as a leading destination for sustainable urban living and long-term investment.
